Why are your homes so much less than other builder’s homes?

The Freedom Series homes were developed through reverse engineering principles in order to utilize standard dimension construction components which in turn eliminate the use of excess materials. Additionally, since we build custom homes on demand and do not build speculative homes that sit and wait for a buyer, we have eliminated the excessive interest expense. Finally, our build process time is about half the time of most professional builders which saves additional interest expense, property taxes and utility bills. From planning through the production process the Freedom Series home was designed to save our clients money and provide the best new home value possible. way LESS MONEY than you ever dreamed.

Can you really build a quality home for these prices?

Absolutely! No corners have been cut with the Freedom Series homes. Only excess waste has been eliminated. Our systems and checklists are an accumulation of over 40 years of building experience. We use quality components such as real field finished 3/4” tongue and groove oak hardwood flooring, custom built field finished cabinetry, screwed down subflooring throughout, knock down painted ceilings and much, much more….

Where do you build homes?

All Freedom Series homes are designed and engineered to be built in all parts of the Kansas City metropolitan area. We can build in any community in the metro area that allows outside builders. About 90% of all communities in Kansas City allow outside builders. We maintain a data base of thousands of lots and hundreds of communities throughout the city to meet almost every budget, location, topography or amenity that you may desire.

Do you offer a warranty?

Yes! As a matter of fact, the Freedom Series offers one of the leading warranty programs available in new homes today. Every home includes our White Glove Warranty Program which includes a (1) year bumper to bumper warranty, a (2) year mechanical systems warranty and a (10) year structural warrant by RWC. All this backed by the Dusty Rhodes Homes Family of Builders, your leading home town builder since 1966.

Do I have to find my own lot to build on?

No. If you know the community you’d like to build in great! If not, let one of our Freedom Series dedicated sales consultants assist you in your search. We have thousands of lots and hundreds of communities in our data base to meet most any desire. We specialize in making your lot search simple.

Can you build on my land?

We sure can. As long as your land is approved for residential homes by the municipality it’s located within, we can build for you.

How long does it take you to build my new home?

On average, Freedom Series homes are built in approximately (16) weeks depending on the time of year. Our proprietary building systems schedule allows us to cut the average build to suit time in about half of the industry average. Some municipalities have permitting processes that can cause a delay in our ability to start your home.

Do you offer options to choose from?

Yes, we have many options to choose from such as walk in showers, extra bathrooms, granite counter tops and much more. To make your life easier, most frequently requested options are pre-priced and available on an ale carte list.

I want to buy now. Where do you have homes spec homes available?

In order to provide our clients the lowest prices available we do not build and sit on an inventory of homes. Standing home inventory costs the builder interest expense, property taxes, utilities, and maintenance. These costs must be priced in and passed along to the buyer. We opted to eliminate these expenses and pass the savings on to our clients. If your home has sold and you can’t wait we do have temporary living arrangements available to bridge the gap.

Are your homes energy efficient?

Yes. Every Freedom Series home includes the Energy Miser Program™ which includes R-40 attic insulation, low E windows, 80% efficient furnaces with auto track humidifiers and whole house wrap to name a few energy saving features. These included features will help reduce your energy consumption and reduce your monthly utility bills.

Do you participate in green building practices?

We sure do. Our dedication to wringing out waste from the building process translates into creating a smaller carbon footprint. Additionally, many of the products and components we use are produced from recycled products. We coined the Earth Friendly Builder™ before green building became a topic.

Why don’t you discount your homes?

I love this question. We strive to provide our clients the best home value in Kansas City. We don’t believe in pricing up our homes in order to pay for sales promotions that may or may not be available to you when you buy. Today is always the best day to invest in a Freedom Series home because you know your receiving our rock bottom price.

Will you take my current home in on trade?

Actually, having a builder take your home in on trade may not be your best option. We have developed a program for our clients that have a home to sell that usually results in more cash back in their pocket. Any builder who takes a trade home is subject to a current appraisal of the home. In some areas of town, existing homes have suffered appraised value declines due to foreclosed homes in the area that bring down the value. Additionally, there are many costs that affect the builder’s ability to purchase the home at full market value such as loan closing costs, marketing fees, real estate commission and more. Our program helps our clients capture the most equity or cash out of the sale of their home.

Where are your model homes located?

In order to keep overhead at rock bottom levels and pass the savings on to our clients we operate out of (2) showroom locations. The good news is that we are probably located near you as we feature a showroom east in Lee’s Summit and west in Olathe. For detailed directions and/or a map, click on the tool bar button in the left hand column that reads “Showroom Locations”. Again, in order to save costs we are open on Saturday and Sunday from noon to 5 p.m. As always, we are available everyday by phone or email to answer your questions or for private home tours.

Will my Freedom Series home appraise for more than the purchase price?

While we cannot make these claims, many of our clients have experienced appraisal values in excess of the purchase price.

Who is the Freedom Series builder?

The Freedom Series line of homes is owned and operated by the Dusty Rhodes Family of Builders which has been a leading builder in the Kansas City area since 1966. The Freedom Series is the brainchild of our dedicated team members who wanted to provide our customers the most home for the smallest house payment in the Kansas City area.

Can you build a house plan I provide?

We are not able to provide Freedom Series pricing when building custom plans. Our Freedom Series plans have been reverse engineered to capture the best value from our building components. We have been building custom homes through our Dusty Rhodes Homes Designer Series since 1966 and would love to work with you on a custom home design.

Are these manufactured homes?

No. These homes are custom stick built homes. This rumor continues to be perpetuated by those in the industry that are flummoxed by the low prices of the Freedom Series. All the components and techniques used to build the Freedom Series meet or exceed industry standards.

Why should I purchase a Freedom Series home instead of a foreclosed home?

Foreclosure homes are typically homes that could not be sold for the value the seller needed to pay off their mortgage. Most foreclosure homes are simply selling for closer to their actual market value today so while they may be heavily discounted from the sellers original purchase price they don’t offer as big of discount as they seem. Additionally, most foreclosure homes have not been properly maintained and may need repair that are not evident to the average consumer. Foreclosures have no warranty and are buyer beware. Finally and most importantly is location. An undesirable location is never a good value at any price. The Freedom Series offers buyers an opportunity to live in the community or location the really desire.

I’m busy, and don’t think I have the time to build a new home. How much time does all the decision making take?

Many of our clients make all their selections in one brief meeting.

I heard banks are not making loans. How can I get a loan?

We have partnered with local banks who are lending for as little as a 5% down payment. Not only are banks making loans but they are making them at historically low interest rates.

The economy seems shaky. Why should I buy now?

Contrary to most people’s thinking the best time to purchase a home is when the economy is slow. Why, because interest rates are reduced to help stimulate the economy thus allowing you to borrow for less. Additionally, construction material pricing is lower which in tandem with the lower interest rates makes buying a home now the best time to buy.

The economy seems shaky. Why should I buy now?

The Freedom Series is launching its most compelling value ever in 2010 with a 2,300+ square foot 4-BR, 2.5 Bath, 3-garage home for about $239,000 (inclusive with lot) While other builders are withdrawing from the soft housing market Dusty Rhodes Homes is aggressively launching a two-story floor plan in Spring 2010 for less than $240,000 with home site (based on municipality and lot available in specified communities). This compelling limited-time value offers 4-Bedrooms, 2.5 Baths and 3-car garage. True ¾” tongue and groove hardwood floor are standard and included in the entry, first floor hallway and the kitchen. First floor walls are 9’ with a fire place and walk-in pantry and large kitchen island. In addition to nearly 2,400 finished square feet the floor plan includes a full-concrete basement with over 1,100 square feet (standard) for future expansion. Like all Freedom Series homes a one-year all inclusive warranty, two-year mechanical warranty and 10-year structural warranty is included.
